What Does a Buyer’s Agent Do?

When purchasing a home, it is in the buyer’s best interest to have their own real estate agent –known as a “buyer’s agent.” A buyer’s agent serves as an advisor and advocate for the homebuyer during the entire home buying process.

A good buyer’s agent will take the time to understand the buyer’s needs in a home and the area in which the buyer hopes to live – as well as give insight into the neighborhoods that may be a good match. Then, based on these criteria, the buyer’s agent will not only consider physical home features, but also factors such as potential school districts, properties with lower county taxes, and work commutes. Next, the buyer’s agent will research the suitable areas and sort through active listings to make suggestions to the buyer.

During the offer and closing process, the buyer’s agent will handle all aspects of the negotiation process. They will also provide oversight for any inspections needed as well as counsel buyers on how to handle property repairs. Lastly, the buyer’s agent will be present at the closing to make sure all of the buyer’s interests are protected.
